NewPark Mall

Brio Engineering has provided consulting engineering services for the redevelopment of NewPark Mall. The staff developed the site work design packages for the 12-screen AMC Theater featuring both IMAX and AMC Prime auditoriums, John’s Incredible Pizza, and two-level restaurant outdoor plaza, while reconfiguring the surrounding parking fields to meet the parking ratio requirements for the City of Newark.

Alameda Towne Centre

Brio Engineering has provided all civil engineering services for the recently completed, $85 million redevelopment of this 50 year old open air shopping center, formerly known as South Shore Center. The property has been owned since 1979 by Portland-based Harsch investment properties and was sold to Atlanta-based Jamestown Properties in early 2011.

 

The redevelopment began in 2001 with the addition of Trader Joe’s and completed in 2010 with the addition of Ross Dress For Less in what was the former Safeway building. Alameda Towne Centre has 657,000 square feet of retail, and restaurant space on a 47 acre site. The center is situated right off the San Francisco Bay and features outdoor shopping and plazas. The redevelopment presented several grading and infrastructure challenges converting covered retail space to open air plazas while keeping existing tenants active.

Galleria at Tyler

Tyler Mall opened in 1970 as a single-level shopping center.  It underwent a major expansion and reopened in 1991 as a two-level shopping center, under its current name, Galleria at Tyler.  It underwent its third major expansion beginning in 2005 which added a Cinema on a podium with retail and restaurant space below.  The existing parking garage was expanded to accommodate the new space.  PF Changs, The Cheesecake Factory, and TGI Friday’s restaurants were added.  It has approximately 800,000 sf of retail space on a 66 acre site with 5,600 parking spaces.

Brio Engineering provided complete consulting engineering services for the 187,000 square feet outdoor expansion and renovation of this major regional mall on a 60-acre site in Riverside California. The scope of work included complete site work design packages for a new 16 screen cinema on a podium above national restaurants and retailers. Various outparcels including The Cheesecake Factory, P.F. Chang’s and TGI Friday’s restaurant pads were created, while reconfiguring the surrounding parking fields to meet the parking ratio requirements for REA and the City of Riverside. The project was featured in California Centers Magazine issue Number 80.

Bayfair Center

Bayfair Center is a 816,000 Square Foot regional/community center on a 68 acre site located in the heart of the San Francisco Bay Area, formerly known as Bayfair Mall.

 

Brio Engineering has provided consulting civil engineering services for the current owners, Madison Marquette and previous owners M & J Wilcow and Urban Retail Properties. Brio Engineering developed the entire site work design packages starting with The Target addition and Century Theatres completed in 2002, Kohl’s, and Bed, Bath & Beyond stores, and various outparcels including Chili’s restaurant, and Starbucks completed in2008. All of the parking fields have been revised to meet the parking ratio requirements for REA and the City of San Leandro.

Eastridge Mall

Brio Engineering has provided consulting engineering services for the expansion and renovation of this major regional mall on approximately a 100-acre site. The staff developed the entire site work design packages for a podium AMC Theater, Barnes & Noble, Old Navy, and various outparcels including Chili’s and Macaroni Grill restaurants, while reconfiguring the surrounding parking fields to meet the parking ratio requirements for REA and the City of San Jose. The Mall phase was completed in 2007. The Mall has parking spaces for 6,611 vehicles. The project was a recent International winner of the ICSC Design and Development Award.

The Shops at Tanforan

The Shops at Tanforan regional shopping mall is on the site of the Tanforan Shopping Center, which was built in the 1970’s. The center underwent a major renovation in 2003 to include transit access for BART, to add parking, and to create a streetscape shopping experience. The site is on the historic Tanforan Racktrack, the famous Seabiscuit raced in the 1930’s. The total retail space is now over 1 million square feet of retail, and anchors include Target, JCPenney, Sears, and Barnes & Noble.

Brio Engineering has provided consulting engineering services for the 276,000 square feet expansion and remodel of this major regional mall on a 45-acre site. The staff developed the entire site work design package for a new parking deck with a Century Theater on top and reconfigured the surrounding parking fields to meet the parking ratio requirements for REA. The Mall phase completed in November 2005.

Juniper Network Campus

Brio Engineering provided all surveying and site work engineering for the design for the entire Juniper Campus, which included three high tech buildings (four stories high) and private access road. Among Brio’s responsibilities were utility relocation, grading, horizontal control and re-parcelization for the campus.
